The Rent Payment Office™ website Terms of Use (“Terms”) constitute a valid and binding agreement between Ideal Applications, LLC, with principal offices at P.O. Box 1810, Pismo Beach, California 93448 (“Ideal”) and the User (“User”) agreeing to these Terms.  User must agree to these Terms in order to access and use the Rent Payment Office™ website ("Site").  Ideal reserves the right to update the Terms of Use for this Agreement at any time without additional notice to Users.  The most current version of the Terms can be reviewed by clicking on the hypertext link located at the bottom of the homepage.   If you disagree with the Terms of Use, you may not use the Site.

SECTION 1 - User Access:
In order to use the services provided on the Rent Payment Office™ website, users must be given access via email from their Landlord.  User will be emailed a temporary password, and will then be prompted to reset their password and set a security question/answer before entering the RPO site.  Users are entirely responsible for maintaining the confidentiality of their password and security question answer.  RPO is not liable for any claims, losses, actions, damages, suits or proceedings relating to the sharing of your account and password with others or your failure to take appropriate security measures.

SECTION 2 - User Information:
Use of our Site requires Users to give us contact information (like your address, phone number and email address).  We also collect limited financial information such as a credit card number.  The information is used solely to provide a means for online rental payment services.

SECTION 3 - User Authentication:
User authentication is performed via password and security answer management by User.  Cookies may used to validate Users.  Cookies are deleted after logging out, closing the browser window, or timing out of the session.

SECTION 4 - User Fees:
There are no fees charged to Users of this site by Ideal. Landlords may, at their discretion, charge a processing fee to users of this service. In this case, such the amount of any processing fee will be displayed on the payment page at the time User makes a payment.

SECTION 5 - Description of Services:
Rent Payment Office™ provides access to an Internet-based portal for rental property owners/managers (the “Participating Landlords”) and their respective tenants, which facilitates electronic payment services for periodic rents, security deposits, pet deposits, and all other fees and charges related to rental properties (the “Service”).   You, as the tenant of a Participating Landlord, are eligible to use the Services to pay your rent and any related fees.  Payments made through the Service will be remitted to your Participating Landlord, and you will receive a timely written confirmation from Rent Payment Office™ acknowledging the receipt of payments. Rent Payment Office™ also provides a means for Users to submit maintenance requests to their Landlords. There is a limit of 2 submissions per 24-hour period. It is the Participating Landlords responsibility to respond to those requests. This service is provided solely as a means of submitting factual information necessary to Landlords to maintain their property. Any other use is prohibited.

SECTION 6 - Privacy Notice:
Personal Information is information which can be used to identify an individual. Personal Information collected directly from landlords/property managers for use of the Services includes: consumer name, email address, and mailing address. Personal Information collected directly from Users includes: payment information. Our primary purpose in collecting personal information is to provide Users with a secure, smooth, efficient, and customized experience. We may use the personal information to: provide rent payment services and customer support; process transactions and send receipts; verify User's identity, including password setting/resetting processes. We do not share or sell any of the Personal Information to anyone.

SECTION 7 - Prohibited Use:
As a condition of your use of the Rent Payment Office™ Site, you will not use it for any purpose that is unlawful or prohibited by these terms, conditions, and notices.  You may not use the Site in any manner that could damage, disable, overburden, or impair our server, or interfere with any other User’s ability to use the Site.  You may not attempt to gain unauthorized access to any of the Site’s features, other accounts, or computer systems, through hacking, password mining or any other means.  You may not obtain or attempt to obtain any materials or information through any means not intentionally made available through the Site.

SECTION 8 - Termination of Access:
Users access to this service will terminate when they are no longer a current tenant at the resident address the account was established under, or when Landlord, at their discretion, disables online access for User.

SECTION 9 - Relationship:
Ideal and User understand and agree that this Agreement shall only govern the relationship between the two parties, and that no contractual relationship shall exist between Ideal and any Rent Payment Office™ website User.

SECTION 10 - Forms of Payment:
Your landlord may accept various forms of payment including eChecks, PayPal, and Credit Cards such as MasterCard and Visa.

Each landlord will have different refund policies and you should contact your landlord for their specific policy.

SECTION 11 - Trademark:
Elements of Rent Payment Office™ website are protected by trade dress, trademark, unfair competition, and other laws and may not be copied or imitated in whole or in part.  No logo, graphic, sound or image from the Site may be copied or retransmitted unless expressly permitted by Ideal in writing.
